How to Turn One Real Estate Closing into 2-3 Referrals
A closing is more than the finish line of a real estate transaction. For a smart real estate agent, it can be the beginning of the next several opportunities.
Here’s the good news: You don’t need an elaborate referral program or complicated marketing campaign to make it happen. Some of the most effective referral strategies are simple, personal, and easy to incorporate into your existing client follow-up.
Here are four simple was to turn a successful closing into two or three potential referrals.
Ask for the Referral—But Make it Natural
One of the biggest mistakes agents make is assuming that happy clients will automatically send referrals. They often won’t. Not because they don’t want to help, but because they are simply not thinking about it. That’s why a direct but relaxed ask can make such a difference. Here are some options:
- Before or shortly after closing you could say: “I’m really glad we were able to get this done for you. A big part of my business comes from helping people who are referred to me by past clients. If someone you know is thinking about buying or selling, I’d be happy to help them too.”
- Make the question more specific: “Who do you know who might be thinking about making a move this year?”
Make it Easy for Clients to Introduce You
Even when a client is willing to refer you, they may not know exactly how to make the introduction. Remove that friction. Instead of simply saying, “Give them my number,” make the process super easy. You could say:
- “If someone comes to mind, feel free to send us a group text and introduce us. You can simply say, ‘I want you to meet my agent.’ I’ll take it from there.”
This is an easy way to take the burden off your client. They don’t have to explain your services, coordinate a phone call, or figure out whether you’re interested in speaking with the person. A simple group text can turn a casual mention of our name into an actual conversation.
You can also give your client something useful to share, such as a home-selling checklist, buyer’s guide, or local resource. When you provide something valuable, it’s much easier for your client to say, “My agent sent me this. I thought you might find it helpful.”
Stay in Touch After the Closing
Your relationship with a client shouldn’t end when the keys are handed over. If you disappear after closing, you’re eventually going to disappear from their minds—and that makes referrals much less likely.
You don’t need to bombard past clients with messages. Instead, focus on staying useful and relevant. For example:
- One week after closing, check in and make sure everything is going well.
- One month later: Send a helpful homeowner resource or local recommendation.
- Three to six months later: Share a relevant market update or homeownership tip.
- One year later: Celebrate their home anniversary and check in.
The goal isn’t to constantly ask for business. The goal is to remain the real estate professional they think of when the subject of buying or selling comes up.
Give Clients a Reason to Talk About You
Clients refer agents who make a memorable impression. Be responsive, explain complicated issues clearly, follow through, and provide value even when there isn’t an immediate transaction.
Give clients useful content they can share, such as homeowner tips, local updates, checklists, or market information. When a client compliments you respond with: “I’m so glad you had a great experience. Most of my business comes from people recommending me to friends and family, so that means a lot.”
And in the end, if your clients don’t have a good closing experience then that may reflect poorly on you which is why it’s so important to partner with a trusted title company like Home First Title Group.
